Commercial Roofing & Maintenance
Inns, condos, churches and apartment buildings. We replace and repair commercial roofs across Greater Portland, York County and Lewiston-Auburn, then keep them in shape with scheduled maintenance.
A Small Leak Is Cheap. A Surprise Is Not.
On a commercial building, a split seam or a plugged drain doesn't stay a roof problem for long. The water finds the ceiling tiles, then the stock, a tenant's equipment or a guest room. Suddenly you're handling cleanup, lost revenue and an unhappy occupant on top of the roof repair. Caught early, that same problem is a few hours of work.
That's the point of a maintenance plan. We inspect on a set schedule, fix small problems while they're still small and move you up the line if something does go wrong. You get an agreed yearly cost to plan around and a roof that isn't quietly slipping behind, especially after a hard Maine winter.
What a Maintenance Plan Covers
Scheduled Inspections
We walk the entire roof at set times through the year, including after winter, and send a written report with photos of what we found.
Priority When It Leaks
When an emergency comes up, maintenance clients are scheduled ahead of our regular list.
Small Repairs Handled
Small fixes like resealing flashing, touching up sealant and minor patches are handled as part of the plan.
Gutters & Drains Cleared
At every visit we clear gutters, downspouts and roof drains. Standing water and leaves are what wear out a flat roof early.
Year-End Summary
Once a year you get a record of what was done and a look at what the roof will likely need next, so you can budget ahead.
Heads-Up on Problems
If we spot something that looks unsafe or out of line with current building code, we flag it in the report.
Buildings We Work On
Putting on the roof is the easy part. The real skill is doing it without disrupting everyone living, working or worshipping underneath.

Several buildings and one budget. You need to know what each roof is going to cost you next year, not just who came in cheapest today. We inspect on a schedule and report on each building separately.
Condo & HOA Associations
Boards need something they can show owners. You'll get a written condition report with photos and a scope of work that can be split into phases across budget years.
Inns, Hotels & Seasonal Rentals
From Old Orchard Beach motels to Kennebunkport inns, the busy season is short and every room counts. We plan the work in sections and around your bookings so rooms stay open.
Churches & Institutions
Steep roofs, tall walls and services that still need to happen on Sunday. We schedule around your calendar and work directly with your building committee.
Apartments, Retail & Office
From Portland and Lewiston multi-families to downtown storefronts and office buildings: leak repairs that keep tenants dry and businesses open, with records for your files.
Municipal & Community Buildings
Town offices, grange halls and community buildings where the roof has to last and every dollar gets questioned. We put the condition and the options in writing.

Ask About a Coating Before You Budget for a Tear-Off
When a commercial roof leaks, replacing it is the most expensive answer, and it isn't always the right one. If the deck (the structural layer the roof sits on) and the insulation are still dry and solid, an elastomeric coating can add roughly 10 to 15 years for much less money.
Coatings can go over metal, single-ply membranes and modified bitumen. No one has to move out, nothing goes to a dumpster, and a light-colored finish reflects summer heat off the building. When you're working within a capital budget, that can be the difference between fixing the roof this year and waiting until it fails.
Sometimes it's not the right call. Wet insulation or a rotted deck means the roof has to come off, and if that's what we find, we'll tell you. The free inspection answers the question. Our metal roof coating page explains the process step by step.
Roof Types We Service
Not sure what's on your building? Here are the roof systems you'll most often find on commercial buildings in Southern Maine, explained in plain English.
EPDM Rubber
The black rubber membrane on a huge number of flat roofs in Maine. The rubber itself usually outlives its seams and edges, so a leaking EPDM roof often needs a repair rather than a whole new roof.
TPO Single-Ply
A white membrane with heat-welded seams, common on newer low-slope buildings. Typical repairs: split seams, flashing around rooftop units and pipes, and punctures.
Modified Bitumen
Asphalt-based roll roofing, either torched on or self-adhered, found on many older low-slope roofs. We patch it, re-seal open laps and deal with blisters and ponding water.
Built-Up Roofing (BUR)
The classic tar-and-gravel roof. With clear drains and timely repairs, plenty of them keep going well past what anyone expected.
Metal Standing Seam
Built to last, though screws can back out and sealant dries over time, and salt air speeds up rust near the coast. A sound metal roof with surface rust is often a candidate for coating instead of a tear-off.
PVC Membrane
A single-ply membrane that resists grease and chemicals, which is why it's common over restaurant kitchens. Seams and edge details are where repairs usually happen.
Spray Foam (SPF)
Sprayed-in insulation with a protective topcoat. The foam lasts as long as the topcoat does, so recoating on schedule is what keeps it working.
Asphalt Shingle (Multi-Unit)
Pitched roofs on condo associations, apartment complexes and churches. We work building by building to keep the disruption to residents and parking as small as we can.
Commercial Roofing FAQ
How much does a commercial roof maintenance plan cost?
There's no one price, because it depends on the size of the roof, what it's made of and how many drains, vents and rooftop units it has. We'll inspect the building for free and give you a written quote, so you have a real number to budget around before you commit to anything.
Could a coating save us from a full replacement?
Often, yes, and it's usually the least expensive option. An elastomeric (rubber-like) coating over a structurally sound metal or single-ply roof can add roughly 10 to 15 years, and the building stays open the whole time. It only works if the deck and insulation underneath are dry and solid, and the inspection tells us whether they are.
Can you work around our business hours or busy season?
Yes. Commercial jobs are planned around the people in the building, whether that's guests, tenants, customers or a congregation. We work out the phasing with you before we quote, so the schedule is part of the agreement.
What insurance paperwork can we expect?
Tell us your requirements at the estimate, such as a certificate of insurance, additional-insured wording or bonding. We'll confirm in writing what we can provide before any work is scheduled, so there are no surprises on start day.
What if a roof on our maintenance plan starts leaking?
Call us. Maintenance clients get moved ahead of our regular schedule, and the first step is a temporary dry-in, meaning a tarp or patch to stop the water as soon as it's safe to get on the roof. The permanent repair follows once the roof is dry and we can see exactly what failed.
Let's Take a Look at Your Roof
Every building is different. We'll inspect the roof, ask about its history and put together a written plan and quote that fits the way your property operates.
