Roofing for Property Managers & Condo Associations
One contractor for the roofs, siding and gutters across your whole portfolio in southern Maine. We walk every roof before winter, put each building's condition in writing and help you budget the work.
Winter Is When Roof Problems Turn Into Tenant Problems
A clogged drain or a loose piece of flashing is a quick fix in October. In February it's an ice dam, a stained ceiling, an upset resident and a repair that waits for a thaw. When you manage several buildings, those calls tend to come in all at once.
We work with property managers and condo boards to get ahead of that. We walk each roof, tell you plainly what needs doing before the snow and what can wait, and give you a written report you can hand to an owner or a board.
What Property Managers Get From Us
One Contact for Every Building
One person at Pine Tree knows your properties, answers your calls and tracks every open item. You don't re-explain the building each time something comes up.
A Written Report per Building
Each roof gets its own condition report with dated photos: what's sound, what needs attention now and what can wait. It's written so an owner or board member can follow it.
Budgets You Can Plan Around
We rank the work by urgency and split larger projects into phases, so you can spread the cost across budget years instead of finding out about a replacement the hard way.
Work Scheduled Around Residents
We plan access, parking, noise and debris with you before the quote, then give residents notice. Multi-building jobs go building by building.
Roof, Siding and Gutters Together
Shingle, metal and flat rubber roofs, plus siding, gutters and downspouts. One vendor for the whole building exterior means fewer contracts and fewer gaps.
Paperwork Settled Up Front
Tell us what your management agreement requires, such as a certificate of insurance, additional-insured wording or W-9. We confirm in writing what we can provide before any work is scheduled.
The Pre-Winter Roof Walk
Before the snow, we check the things that cause most winter leaks on Maine buildings:
- Gutters, downspouts and roof drains cleared so meltwater has somewhere to go
- Flashing at chimneys, walls, vents and skylights checked and resealed
- Missing, cracked or lifted shingles replaced before the wind finds them
- Flat-roof seams, edges and pipe boots checked for splits
- Attic ventilation and insulation looked at where ice dams have formed before
- Overhanging branches noted, since snow load brings them down
Already seeing ice dams? Our ice dam page explains what causes them and how they're removed safely.

Send us the list
Addresses, building types and anything already on your radar, like a leak, a stained ceiling or a roof the board is worried about.
We walk the roofs
We inspect each building and photograph the roof, flashing, gutters and drains, plus the siding where we can see problems.
You get the reports
A written report and quote for each building, with the work ranked so you can decide what happens before winter and what goes in next year's budget.
We keep them in shape
If you'd like, we set up scheduled visits for spring and fall so small problems get fixed while they're still small.

Questions From Property Managers
Do you work with property management companies and condo associations?
Yes. We work with property managers, condo and HOA boards and owners of apartment buildings across southern Maine, from a single building to a portfolio. We report on each building separately and work through whoever you name as the contact.
Is it too late in the year for a roof inspection?
No. Fall is the best time for one. A roof walk before the snow catches clogged drains, loose flashing and lifted shingles while they can still be fixed in a day, instead of during a January leak. We keep inspecting into the winter as long as the roof is safe to walk.
What does a portfolio inspection cost?
The inspection is free. You get a written report and quote for each building, and you decide what, if anything, to move ahead with.
Can you split a large project across budget years?
Yes. We rank the work by urgency and break bigger projects into phases, for example the worst buildings this year and the rest next year, so the plan fits your capital budget and reserve schedule.
What happens if a tenant reports a leak?
Call us. The first step is a temporary dry-in, meaning a tarp or patch to stop the water as soon as it's safe to get on the roof. The permanent repair follows once we can see exactly what failed. Clients on a maintenance plan are scheduled ahead of our regular list.
Which areas do you cover?
Greater Portland, York County and Lewiston-Auburn, across Cumberland, York and Androscoggin counties. If your properties are just outside that, ask us.
