Roof Replacement in Southern Maine

When the patches stop holding, a new roof is the real fix. We replace shingle, metal and rubber roofs across Greater Portland, York County and Lewiston-Auburn, with a written estimate up front and a clean yard when we're done.

Is It Time for a New Roof?

Any one of these alone might only need a repair. If you're seeing a few of them together, it's time to have someone take a careful look.

Shingles curling, cracking or missing in several spots
An asphalt roof that's 20 years old or more
Daylight peeking through the roof boards in the attic
Leaks that keep coming back after they've been fixed
A ridge or roofline that sags
Shingle granules piling up in the gutters or at the downspouts

What We Can Put on Your Roof

Heavy snow, ice along the eaves, salt air and nor'easter wind all put a Maine roof to the test. These are the three main materials we put on.

Asphalt Shingles

The most common roof in Maine and the least expensive up front. Architectural shingles (the thicker, layered style) commonly last 20 to 30 years, and they come in colors that suit everything from a white cape to a gray-shingled cottage.

Standing Seam Metal

Long metal panels joined by raised ribs, with the screws hidden underneath. Snow slides right off, wind has little to grip, and a well-installed metal roof can last 40 years or more. It costs more at the start, which is why many Maine homeowners treat it as a once-in-a-lifetime roof.

EPDM Rubber (Low-Slope)

Shingles need a slope to shed water, so flat and nearly flat roofs get a membrane instead. EPDM is a tough black rubber sheet that covers porch roofs, shed dormers, additions and entire apartment or commercial roofs in one watertight layer.

How a Roof Replacement Goes

1

Free Inspection

We check the whole roof system: shingles, flashing, ventilation and as much of the decking (the wood under the roofing) as we can see. You get our findings along with photos.

2

Written Estimate

Your estimate spells out the material options, the scope of work and the timing. We go over it with you line by line, so ask us anything.

3

Tear-Off and Installation

We strip the old roof down to the deck, replace any rotted wood, lay new underlayment (the waterproof layer under the roofing) and install your new roof.

4

Cleanup and Walkthrough

We haul away the debris, sweep the yard with a magnet for nails and walk around the finished roof with you before we call it done.

What Affects the Cost of a New Roof in Maine

Two houses on the same road can get very different prices. Here's what makes the difference.

  • Roof size, measured in squares (one square equals 100 square feet)
  • Material: asphalt shingles cost the least, standing-seam metal costs more
  • Pitch and complexity, like dormers, valleys, chimneys and skylights
  • How many layers of old roofing have to come off
  • Condition of the decking, since rotted boards have to be replaced
  • Ventilation upgrades, if the attic isn't breathing the way it should

Roof Replacement FAQ

How much does a new roof cost in Maine?

Nobody can give you an honest number without seeing the roof, because the price follows it: the size, the pitch, how many old layers come off, the condition of the wood underneath and the material you pick. Asphalt shingles cost the least up front. Standing-seam metal costs more and usually lasts much longer. We'll measure and inspect your roof for free and give you a written estimate, with no obligation.

How long does a roof replacement take?

An average shingle roof on a single-family home often takes a day to a few days, depending on the weather. Steep roofs, lots of dormers, metal roofing and big commercial buildings take longer. We'll give you a schedule before the job begins.

How do I know whether I need a repair or a new roof?

A problem in one spot, like a few missing shingles, a single leak or a bad piece of flashing, usually means a repair. An asphalt roof around 20 years old or more with wear all over it, leaks in several places or a sagging ridge usually means replacement. At the free inspection we'll tell you which one we think you're looking at and show you the photos behind it.

Will homeowner's insurance pay for a new roof?

It might, if the damage came from a sudden event your policy covers, like a nor'easter, hail or a falling tree. You'd typically still pay your deductible, and plain old age usually isn't covered. We can document the damage with photos and a written estimate for your adjuster. The coverage decision is up to your insurer.
